| Description: | This position is responsible for assisting the Property Manager in the daily aspects of on site management and operations for the community at which they are employed. On occasion, the absence of the Property Manager will make it necessary to assume the manager’s responsibilities. |
| Duties: | •Complete or supervise completion and accuracy of reports for local housing authority and any other affordable housing agencies as required.
•Complete or supervise completion and accuracy of all rental applications and recording of all rental and leasing information.
•Assist Manager in training of any on site leasing personnel
•Assist Property Manager in the reporting, assigning, and recording of all resident requests.
•Assisting Manager in the implementation of resident renewal and retention programs.
•Assist Manager in handling resident requests and in communicating with the residents.
•Greeting and assisting all prospective residents.
•Professional demonstration of all models amenities, and vacant apartments.
•Accurate completion of all move-in paperwork requirements.
•Assisting residents in inspection of their new apartment home
•Assistance to Assistant Manager in any rent collection requirements.
•Monitoring each property’s affordable housing programs to ensure that all target numbers are met.
•Reviewing all pre-move in certification files to make sure that all households are income qualified before the households move in.
•Ensure affordability levels are maintained, applicable rents and utility allowances are in place which will be reviewed on all pre-move in and recertification files. During the review of all files it is imperative that the specialist ensures that each resident file contains all required and acceptable documentation/verifications.
•Inspect 10% of the physical exterior of project-based units monthly
•Complete with accuracy the daily, monthly, and annual reports required by the Housing Authority

| Qualifications: | •High School Diploma
•Previous experience with project-based rental assistance required
•EIV system experience
•Onesite experience a plus
•2+ years LIHTC experience
•HCCP designation, COS designation preferred
•2+ years HUD project-based experience
•AHA Portal experience a plus |
